Can ChatGPT review a strata report?
By WIBI property experts · Last updated 23 October 2026Yes, ChatGPT and other AI assistants can summarise a strata report you upload, and they're a reasonable first read. But a summary isn't a review. A general chatbot only sees the pages you give it, can't check anything outside them, and can sound certain when the report doesn't back what it says. Before you exchange on an apartment, you need every page read, every point tied to its page, and the strata records read alongside the contract and the building report.
What an AI assistant does well
If you upload a strata report to ChatGPT, Claude, Gemini or Copilot and ask what to look out for, you'll usually get a tidy list: the levies, the fund balances, any special levies mentioned, defects, and the by-laws. For a buyer who has never seen a strata report before, that's genuinely useful. It turns 150 pages of minutes and financial statements into something you can read in five minutes, and it can explain terms like unit entitlement or the capital works fund in plain English.
It's also good at answering follow-up questions. "What does this motion mean?" or "Is $40,000 in the capital works fund a lot for a building this size?" are fair things to ask, as long as you check the answer.
Where a general chatbot falls short
It can miss pages, or not read them at all
Strata reports are often long, and many include scanned pages: signed minutes, handwritten notes, engineer reports saved as images. A general assistant may skim a long file, skip pages it can't read, or only read part of it, and it won't always tell you. The special levy discussed in the minutes from two years ago, or the deferred waterproofing works, is exactly the kind of detail that sits deep in the file.
It can't show you where each point came from
When an assistant says "there are no current disputes", you can't tell whether it read the minutes and found none, or simply didn't find the page. A point you can't check against its page isn't something to rely on when tens of thousands of dollars are at stake.
It sounds sure even when it's guessing
AI assistants are built to give fluent answers. If the fund balance isn't clear in the report, a chatbot may still give you a number, sometimes from another fund, an older year, or a yearly income figure. The answer reads just as confidently either way.
It only knows what you give it
A strata report is one document. The things that cost buyers money often sit across several:
- A defect in the building and pest report that the strata minutes show owners arguing about
- A special levy that the contract's special conditions make yours to pay
- An apartment block approved next door, which is in the council's development applications, not the strata records
- Flood or bush fire risk, which is in the planning certificate and government maps
A chatbot reading the strata report alone can't connect these, and it doesn't check public records for the address.
It doesn't know your apartment
Strata reports cover the whole building. A general assistant may not separate what applies to your lot (your levies, your car space, a by-law about your balcony) from what applies to other lots or the common property.
How to use an AI assistant safely
If you do use ChatGPT or another assistant on a strata report:
- Ask for page numbers for every point, then open the pages and check them yourself
- Ask what it couldn't read. Scanned or blank pages are common
- Check figures against the financial statements, especially the capital works fund balance and any special levy amounts
- Ask about your lot specifically, using the lot number from the contract
- Don't share more than you need. Strata reports contain other owners' names and details
- Treat it as a first read, then take your questions to the strata manager and your solicitor or conveyancer
What a proper review covers
A strata report review before you buy should answer a fixed set of questions every time, with the page and the exact words or a clear "not in the documents":
- The administrative fund and capital works fund balances, and how the capital works fund compares with the 10-year plan
- Special levies raised, approved, proposed or deferred, and your share in dollars
- Defects, water leaks and repair works, and whether they've been fixed and paid for
- Disputes, tribunal cases, and orders from council or the fire brigade
- Building insurance, and whether it's current
- By-laws that affect you: pets, renovations, parking, short-term letting
- Anything about your lot in particular
Our guide to reviewing a strata report goes through each of these.
How WIBI is different
WIBI was built by Sydney property professionals for exactly this job. It reads every page of the strata report, including scanned pages, and reads it together with the contract and the building and pest report. It also checks public records for the address: zoning, development applications nearby, flood and bush fire. Every point on the report shows the page it came from, and a second check reads each point against that page before the report is ready. A point the page doesn't clearly back never reaches your report. See how accurate WIBI is.
WIBI isn't legal advice. Have your solicitor or conveyancer review the contract before you exchange.
Questions
Is it safe to upload a strata report to ChatGPT?
Strata reports contain other owners' names, lot numbers and sometimes disputes. Check the assistant's privacy settings, including whether your uploads are used for training, before you share one.
Can ChatGPT tell me whether to buy an apartment?
It can help you understand the report, but it can't tell you whether the building is a good buy. That depends on documents it hasn't seen, the building itself, and your plans. Use it to prepare your questions, not to make the decision.
What's the most common thing AI summaries miss?
Works that were discussed and deferred in the minutes. A repair put off from one meeting to the next often becomes a special levy, and it's easy to miss if only the latest minutes are read.
