How accurate is WIBI?
Last updated 21 October 2026WIBI reads contracts, strata reports and building and pest reports with AI, then checks the results. Here's what that means for you, and where the limits are, so you know how much weight to put on a report.
How we read your documents
- Every page is read, including scanned pages.
- Every finding shows the page it came from, so you can open it and check the wording yourself.
- Key figures and the points that lead your report are checked a second time before it's ready.
- Every reviewed report makes later reports more accurate.
How we check public records
Planning, hazard and nearby checks come from NSW Government map services and other official datasets, matched to your property's location. Where a rule uses walking distance or an exact boundary and we only have a straight-line distance or an approximate map, the report says so and labels the result for confirmation.
What WIBI can miss
- Handwritten notes, poor scans and unusual layouts can be misread.
- A document can be incomplete. A strata report only covers the records the inspector was shown.
- Public data can lag behind what's happening on the ground, such as a development application lodged this week.
- "Nothing found" means nothing found in the sources we checked, not proof that a problem doesn't exist.
That's why each report shows what it couldn't check and how to check it, and why we always recommend a solicitor or conveyancer and an independent inspection before you sign. See our Terms of use.
General information only, not legal, financial or building advice. See our Terms of use.
