Our mission: to help every buyer avoid the costly mistakes hiding in a property, before they sign. WIBI was built by Sydney property experts, working with property data analysts and software engineers, to make buying easier for everyone.
What WIBI does
WIBI reads the documents and public records for a property and tells you, in plain English, what could cost you before you sign.

WIBI checks the public records straight away: zoning and housing rules, every building approval nearby, flood and noise maps, government orders on the building, and what's around you.
- 2Add your documents.
Upload the contract, strata report and building and pest report. WIBI reads every page in the background, so you can close the page and come back.
- 3Read your report.
The serious issues first, then the things to look at, then the good news. Every finding shows the page it came from, plus the questions to ask your solicitor, agent or strata manager before you sign.
Each report covers up to 100 checks. Where a check can't be answered yet, the report says so and tells you how to find out.
Why we built it
For years our property experts have read contracts, strata reports and council records before a single bid was placed. Property after property, the same lesson came up: the biggest risks in a purchase are rarely in the listing. They're in a clause on page 40, a vote buried in the strata minutes, or an application lodged next door last month.
Most buyers never see that work. And not everyone can pay for expert advice on every home they look at. So we set out to put the checks themselves in every buyer's hands.
We brought together property experts, data analysts and software engineers to build WIBI: 100 checks on every NSW address, every page of your documents read, and a report that tells you the good, the bad and the ugly in plain English, before you sign.
